Fall Home Maintenance Checklist for Homeowners

Fall is a good time to give your home a little attention before colder weather arrives. For homeowners in the Capital Region, a few preventive tasks now can make the house more comfortable and help you spot small problems before winter.

1. Clear gutters and check drainage

Once the leaves have fallen, remove debris from gutters and downspouts. During the next rain, check that water flows freely and drains away from the house. Look around the foundation for pooling water and address any drainage problems you find.

2. Look over the roof and exterior

From the ground, check for missing or damaged shingles, loose siding, cracked caulk, and branches hanging close to the house. If you notice a problem—or need a closer roof inspection—call a qualified professional.

3. Schedule heating system maintenance

Book a professional service visit before you rely on your heating system every day. Check the system’s instructions for when to clean or replace its filter, and keep vents and returns clear of furniture.

If your home has a fireplace or wood stove, arrange for a chimney inspection before using it for the season.

4. Check doors and windows for drafts

Feel for moving air around closed doors and windows. Replacing worn weatherstripping or sealing small gaps can help keep heated air inside. Pay special attention to exterior doors and any window that was difficult to close over the summer.

5. Test smoke and carbon monoxide alarms

Test each alarm using its test button and replace batteries or units according to the manufacturer’s instructions. Make sure everyone in the household knows what the alarms sound like and how to get outside if one goes off.

6. Prepare outdoor plumbing and equipment

Disconnect garden hoses and prepare outdoor faucets and irrigation systems for freezing weather according to their setup. Store or cover outdoor items as appropriate, and put away lawn equipment you will not need until spring.

7. Walk through the basement and attic

Look for water stains, damp spots, or signs of pests. These spaces are easy to overlook, but a quick seasonal check can help you catch a developing issue.

You do not need to finish everything in one weekend. Start with safety and water-related tasks, then work through the rest of the list. A little fall maintenance can help you head into winter feeling more prepared.

veway, walkways, deck, patio, foundation, and landscaping. Watch for cracks, uneven surfaces, drainage concerns, damaged steps, or tree limbs hanging close to the home.

Also consider how much seasonal yard maintenance the property may require.

6. Think About Natural Light

Fall is a great time to evaluate how much natural light a home receives as the days become shorter.

Notice which rooms feel bright and which become darker during the day. Consider the placement of windows, surrounding trees, and the direction the home faces.

Natural light can make a big difference in how a home feels throughout the year—especially during the shorter winter months.

7. Imagine the Home in Winter

As you tour the property, think beyond what you're seeing right now.

Where will snow be piled after the driveway is cleared? Is there enough space to safely enter and exit the home during icy conditions? Are exterior steps or walkways steep? Are large trees positioned near the house, driveway, or utility lines?

Thinking one season ahead can help you better understand what living in the home may actually be like.

Fall Home Tours Can Reveal a Lot

Every season offers a different perspective on a property, and fall can be especially helpful for buyers. Cooler temperatures, falling leaves, and seasonal rain can make it easier to notice certain maintenance, heating, drainage, and exterior conditions.

Remember, a home tour is only the beginning. If you're seriously considering a property, a professional home inspection can help you learn much more about its condition before moving forward.
